Lukewarm response forces KIT to extend date for GADN scheme
Jalandhar, December 26 The last date for applying for the scheme, having of 36 HIG three-bedroom flats and 36 MIG two-bedroom flats in a six-storey building, has now been extended up to January 11, 2013, from December 21. Earlier also, the KIT was forced to extend the last date from November 26 to December 21 for applying for the scheme opened on October 23, this year. Actually the high rates of the flats for the scheme located on NH-1 on the Jalandhar-Amritsar road in Kartarpur have been keeping the buyers at bay since the opening of the scheme. The rate of the HIG flat has been fixed at Rs 41 lakh, while that of the MIG flat at Rs. 34.2 lakh. The rates of the flats fixed by the KIT were too high for the scheme located in Kartarpur, said Kulwant Singh, a property dealer operating from Guru Gobind Singh Avenue of Jalandhar. The property dealer said, "The rates fixed by the KIT are even much higher that the current market value of the flats located in the already much successful Guru Gobind Singh Avenue Scheme of the Jalandhar Improvement Trust (JIT)." Kulwant Singh said, "A three-bedroom HIG flat located on the ground and first floors is currently available at Rs 40 lakh to 45 lakh, whereas the same for the upper floors is available at Rs 35 lakh to 36 lakh at Guru Gobind Singh Avenue. Similarly, a two-bedroom MIG flat located on the ground and first floors is available at Rs 25 to 30 lakh, where the same situated on the upper floors is available at Rs 22-23 lakh." That is why, most of the buyers have not preferred to apply for flats in the GADN Development Scheme located at Kartarpur, on the Jalandhar-Amritsar road. Secondly, most of the buyers have kept themselves at bay from the scheme as the flat system is not much in vogue in Kartarpur. That is why, the KIT has not even received half of the applications for its scheme of 72 flats. While the Executive Officer (EO) of the KIT, RL Bhagat, could not be contacted as he is unwell and under treatment at PGIMER, Chandigarh, Jalandhar Additional Deputy Commissioner (General)-cum KIT Chairman Praneet Bhardwaj said, " The KIT has received nearly 30 applications for the allotment of HIG/MIG multi-storey flats in the GADN Development Scheme so far." Responding to a query, he said, "The rates of the flats are fixed according to the formula fixed by the state government from time to time." Hoping that more buyers will apply for the allotment of flats in the GADN Development Scheme before the last date of January 11, Parneet Bhardwaj said the flats were already ready and their possession would be handed over to the successful applicants after the draw at the earliest. |
